Sukasa Protects Your Privacy

Your privacy is at the heart of our business. First, we get to know you, your home, your concerns. Then we identify and select suitable candidates looking for someone like you in a home like yours. We interview every candidate, verify their identification, and obtain their credit report and background report. We introduce good potential matches to you, first by phone, then by a face-to-face meeting if there’s mutual interest.
We work in person. None of this is public. You won’t waste time with inappropriate candidates. Candidates don’t learn your surname or address until you decide to tell them. You stay in control throughout. You’re never obligated to accept an introduction, or a candidate.

Sukasa’s deliberate process gives you a head start on safety. Take time to know the candidate. Read their background. Don’t rush.
They’re people who prefer to live in an established home with a peer similar to themselves, but who for many reasons cannot or don’t want to own one themselves. It’s mostly about convenience, safety, and companionship, but they like the economy of sharing since it saves both parties thousands. They avoid the effort and expense of furnishing a house on their own, especially if they’re coming from far away. Sometimes they already own a house, but want to live in a different place.
Our market range is between $200 per week for something basic, up to $750 per week for something luxurious. Many factors impact the amount, especially the location. Is it a prestigious neighborhood? Is it close to shopping, entertainment, a university, medical facilities? Are community activities available? Other value adds include a private bath, a garage space, views, private patio or balcony, natural light and ventilation, quality furniture and décor, maybe a swimming pool. Then consider your own appeal as a companion. Maybe you’re a skilled cook, game player or social host. A warm, magnetic personality and range of interests and friends can make living with you appealing.
We do the sourcing, vetting, and curating of prospective guests so your privacy is protected. You also save a lot of time since you won’t have to do all the vetting. We gather essential identity, criminal background, and credit info. We ask the tough questions that might feel awkward for you to ask. We stage the introductions so you can meet and evaluate potential guests before revealing your full name or address. Most important, you avoid putting your identity and address out there for public discovery.
Homeowners don’t come out of pocket at all. You don’t have to put up a dime. From the guest’s contributions (not from you) Sukasa keeps 10% of the projected annual amount. That covers the cost of the sourcing and vetting we do while guarding your privacy. It’s just one time even if the guest stays with you for years.
At first, you and your guest have a 3-day trial period. If either party ends the arrangement in the first 3 days, then Sukasa keeps $400 of the guest’s original contribution as compensation for its work, refunds the rest. After that, you can terminate anytime on 28 days notice. You’re not locked in.
Yes, you have wide latitude in selecting a compatible housemate to share your own home with you. If you’re not running a rooming house, but are simply looking for a peer housemate, you are not bound by regulations intended for conventional rental properties.
You’re not obligated at all, and you don’t put up a penny. You can end your engagement with us anytime, and you can seek a guest on your own with no obligation to Sukasa whatsoever.
If you allow it, just state the rules in the homeshare agreement.
Generally, yes. That’s something you work out as you go along. Cooking and eating together nurtures friendship. But sometimes one of you might not be available for all meals. Plan to share the shopping, food cost, cooking, and cleanup.
Because we’re protecting your privacy it isn’t fast, but it depends on the circumstances and the season. In most cases it takes from 30 to 90 days to find the right person. It’s worth taking time to be selective and careful so you’ll have a relationship that lasts.

Reta is also the former publisher of Tucson Host magazine. At times in her life she has been both a homeowner host and a guest housemate.
